ROOF RESTORATION

Commercial EPDM & Single Ply Roof Repair and Restoration

Ethylene Propylene Diene Monomer (EPDM) roofing is a type of thermoset membrane roof material. It is the most common material used to create rubber roofs, and is derived from oil and natural gases. EPDM roofs are widely used in commercial and residential applications.

EPDM Roof Issues
EPDM roofs are fairly unattractive and over time, EPDM rubber roofing experiences wear-and-tear problems, especially in Wisconsin. The synthetic rubber’s dark colors tend to absorb most of the sun’s rays, leading to degradation of the EPDM’s membrane. As the membrane decomposes, it becomes more susceptible to puncturing.

An Affordable and Effective EPDM / Mod-Bit Coating Solution
Schwartz Coatings utilizes Conklin’s innovative roof re-coating systems, which can actually extend the life of your existing EPDM or Modified Bitumen commercial roofing system and save on energy costs at the same time. An EPDM coating system is an effective and economical alternative to a complete tear. Conklin’s elastomeric roof coatings provide cost-effective roof restoration for approved single-ply substrates, resulting in improved energy savings, and years of new life for an old roof! Adding a white, energy efficient, lightweight coating on top of your current black EPDM roof is the smart choice for a number of reasons.

You can:

  • Possibly avoid the expensive tear-off and haul away of your existing roof and the tremendous workplace disruption it causes
  • Potentially save enough in cooling costs to pay for your recoat within just 7 years! Our Energy-Star rated white top coats reflect up to 85% of the suns heat rays, cooling your roof and building naturally so you spend up to 30% less on air conditioning
  • Possibly qualify for new federal tax credits and/or rebates earmarked for energy efficient projects

Today there are millions of square feet of heavy, black BUR and Mod. Bit. roofs in serious decline due to age and the effects of thermal expansion. By applying one of Conklin’s lightweight, white, reflective coatings directly on top of their existing substrates, building owners can save substantial time and money.

  • Highly reflective
  • Cooler roof surface
  • Extended roof life
  • Energy Efficient

Flat or Low Slope Roof Restoration and Coatings

As a Wisconsin commercial building owner, you know that Flat or Low Slope Roofs have certain problems generally associated with them, which can affordably be solved with commercial roof coatings. These coatings are engineered to eliminate never-ending leaking, ponding and rapid deterioration caused by the elements that can occur with flat or low slope roofs.

Schwartz Coatings uses Conklin Roofing Systems which have been applied to over 2 billion square feet of roofing throughout the United States since 1977. Conklin’s white roofs reflect the sun’s hot UV rays rather than absorbing them the way black roofs do. Conklin roofing systems & roof coatings have been proven to be energy efficient in some very intense situations and under some very intense scrutiny.

No need for Costly and Time Consuming Tear Off

  • There are a lot of commercial roofs that can be ‘saved’ rather than torn off and redone which makes coating them more economical.
  • You don’t have to pay for disposal and it certainly beats paying for constant leak repair.
  • Eliminating tear off of your old commercial roof saves you an upfront cost of up to a dollar per square foot, and speeds up the whole process of restoring your roof.
  • Application is less disruptive and often consists of only a small crew – often quiet and unseen –  prepping and spraying flat roof coatings.

Today there are millions of square feet of heavy, black BUR and Mod. Bit. roofs in serious decline due to age and the effects of thermal expansion. By applying one of Conklin’s lightweight, white, reflective coatings directly on top of their existing substrates, building owners can save substantial time and money.

• Highly reflective • Cooler roof surface • Extended roof life • Energy Efficient!

Commercial Flat Roof Coating Options

Elastomeric Roof Coatings
Elastomeric is an elastic coating which goes on as a liquid, then the acrylics dry to a seamless, bright clean and modern coating that prolongs the life of your roof.  It will expand and contract; in the summer heat, it will stretch. After dark, the membrane goes back to its original size. No cracks, leaks or bubbles.
EPDM & Rubber Coatings
This is a complete waterproofing system that significantly improves the building’s energy efficiency. Each problem area is systematically addressed during the restoration process. The entire roof is then sealed with a reflective finish coat that also cools the roofing surface, cutting cooling costs by 20%.
Asphalt Roof Coatings
With the high cost of asphalt roofing, roof replacement is expensive compared to some coatings.  Roll asphalt generally only lasts 10 years. You can add up to 20 years to that useful life.

Light Roofs, Bright Ideas
By using Conklin Energy Star labeled products on a roof, you can lower roof surface temperatures by 15 to 30 percent and decrease the amount of heat transferred into the building’s interior, thus reducing cooling costs and reducing air pollution.

Commercial Metal Roof Restorations

What is Metal Roof Restoration
A complete waterproofing system for metal roofs that inhibits rust, stops leaks and provides an energy efficient, long-lasting and attractive finish coat for years of service. All seams are strengthened with fabric reinforcement embedded in our acrylic elastomeric (elastic property of rubber) roof coating. Exposed fasteners are sealed from the elements with premium caulking. Finally, the entire surface of the roof is protected with one of Conklin’s industry-leading roof coatings. The system is an effective method for preserving an existing metal roof without the need for costly metal repair or replacement.

What can this system do for you?

  • Stop leaks at seams where they most occur
  • Extend the life of your roof
  • Overcome metal design flaws
  • Reduce air conditioning costs

Prevents Roof Leaks
The Conklin MR System (TM) protects your metal roof from the elements with a highly durable, seamless membrane. Stops leaks where they occur most by sealing all seams, fasteners and penetrations with a combination of the best acrylic elastomeric coatings on the market strengthened with fabric reinforcement. This ensures that the elements can’t get to your most valuable items.

Extend the life of your Commercial Roof
Conklin MR Systems offer additional benefits beyond stopping leaks and inhibiting rust. Conklin highly reflective roof coatings reduce the destructive thermal shock experienced by metal roofs during extreme fluctuations in temperature. This minimizes the amount of expansion and contraction experienced by the roof and greatly increases its useable life.

Save Money by Saving Energy on Heating and Cooling Costs
The highly reflective coating also provides significant energy savings. By reflecting up to 85 percent of the sun’s ultraviolet energy rather than absorbing it in the form of heat, Conklin Energy Star roof coatings can drastically reduce cooling costs. The benefit can be felt in a cooler living or workspace and in your pocketbook.

Our three exceptional roof coatings are designed to meet the needs of your particular project.

  • Benchmark our premier coating offers the ultimate in flexibility and strength.
  • Rapid Roof III, the workhorse of the Conklin line.
  • Rapid Roof HV, our economical alternative, delivering Conklin quality without the costly code approvals and fire ratings.

Conklin Roofing Systems have been tested, proven and trusted by building owners nationwide since 1977. Our systems were tested and approved by major code approval agencies, such as Factory Mutual (FM) and Underwriter’s Laboratories (UL), Architects, specifies, building owners and faculty managers around the country rely on Conklin Roofing Systems to protect the valuable contents of their buildings.

Affordable Quality
Conklin Metal Roofing Systems are designed to provide long term performance at a fraction of the cost of metal replacement. Additionally, there are financial benefits to metal roof restoration systems. Metal roof restoration can be expensed as a repair or maintenance cost while roof replacement must be capitalized.
