ROOF COATINGS

Fabric Reinforced Commercial Roofing System

We use Conklin’s Fabric-Reinforced Roofing System. It covers your commercial roof with a seamless coat of protection and eliminates leaking! A fabric-reinforced system combines the leak-resistant seamless membrane of a liquid-applied system with the toughness and tensile strength of a single-ply system. The reinforcing fabric gives extra strength to the finished watertight coating membrane without adding significant weight. With its reflective, energy-saving white top coat, your finished ply system stands up against tough weather and offers strong long-lasting protection.

  • Stops leaks with superior waterproofing.
  • Offers excellent wind and hail protection.
  • Increases energy efficiency and lowers utility expense wih its cool, white reflective surface.
  • Extends the life of your existing roof.

Application of a Conklin Fabric-Reinforced Roofing System
Conklin’s Fabric-Reinforced roofing system is extremely versatile and can be applied to many different types of roofs. Schwartz Coatings will cover the proper procedure for application of our Fabric-Reinforced system to your particular roof substrate.

Reduce cooling expense by up to 30%
The average commercial roof absorbs a large portion of the sun’s ultraviolet rays as heat. Conklin’s white Singly-Ply Roofing Systems reflect 84% of the sun’s heat, cooling your roof and saving you as much as 30% in air conditioning costs.

Recoup your costs
A great return on investment is another important reason to install a Conklin Fabric-Reinforced Roofing System. Many satisfied building owners discover that a Conklin roof pays for itself during the warranty period in lower air conditioning costs. Federal tax rebates, tax credits and deductions may also offset your investment. Check with your local utility company, tax advisor, and visit energystar.gov for additional details.

Eliminate future roof tear-offs
Years from now, when it’s time to renew the superior protection of your Conklin roof a simple re-coat will do the job. In most cases, multiple re-coats can be applied for as long as you own your building, saving you the expense of a new roof. With your re-coat, our material warranty may also be extended.

Look forward to years of trouble-free protection, low maintenance
Conklin’s Fabric-Reinforced Roofing Systems provide leak-free protection and exceptional energy savings for years, often exceeding the warranty period. They maintain maximum reflectivity and energy savings because their surfaces are resistant to dirt and discoloration. Annual or bi-annual cleaning is all that’s needed to keep them white.

Single Ply Membrane Commercial Roofing System

We use Conlin’s Single-Ply Membrane Roofing Systems These are flexible sheets of compounded synthetic materials which are highly resistant to a broad range of chemicals, helping to extend the life of the roof, and offer outstanding reflectivity and energy-efficiency.

Benefits of a Single Ply Membrane System by Schwartz Coatings
1.) Performs in all climates. Ultraviolet rays and ozone will not degrade the material and reduce the useful life of your commercial roof.

2.) Membrane is resistant to chemicals and pollutants.

3.)The white surface deflects up to 84% of the sun’s heat, creating a sufficient saving in cooling costs. This “cool roof” energy savings has prompted state and federal governments to offer incentives for retro-fitting light colored roofing.  We strive to be leaders in energy conservation consulting, and light-colored, reflective roofing is markedly energy efficient. Check with your local utility provider or go to energystar.gov for additional details on tax rebates and credits.

4.) High fire resistance. It is very difficult for a fire to spread or even begin with the Class A rated single ply system.

5.) Leak free protection for years.

6.) No need for costly tear-off or disruption to clients, customers and employees.

7.) Up to 20 years of non prorated warranty!

Flexion®
Recognized by major code approval agencies.
This Elvaloy®-modified PVC provides rugged protection from the elements. Its unique chemical formulation is naturally fire-resistant, making Flexion an excellent choice for both new and re-roofing applications.

Spray Polyurethane Foam (SPF) Commercial Roof Coatings

SPF is Sprayed Polyurethane Foam, a closed cell roofing and insulation material that both water proofs and insulates. Sprayed Polyurethane Foam has the highest R-value of any insulation material. SPF can help make your commercial roof leak free and at the same time add exceptional R-value that lowers your energy costs!

Benefits of a Spray Polyurethane Foam Roof
1). Seams are one of the major sources of leaks in roof systems and SPF roofs are totally seamless.

2). Water does not travel laterally in SPF roofs as it can in BUR (Built-up roofs with multiple plies of roof felts laminated together with bitumen) or single-ply roofs. A leak in the top membrane of a BUR or single-ply roof will create the spreading of water, saturating the insulation and causing multiple interior leaks. With SPF, even if a hole is punched through the entire two inch membrane, water movement will be restricted to the hole. In most cases repairs can be made with a tube of caulk.

3).Because the SPF roof is lightweight, permeable and fully adhered, normally an old roof does not need to be removed in order to apply a new one. If underlying areas of saturated insulation are found, minimal tear-off may be required.

Recommended for application over these surfaces:

  • EPDM/BUR/Mod-Bit
  • Concrete
  • Metal
  • Wood
  • Composite Decking

Life Expectancy of Sprayed Polyurethane Foam Roofs
There are no known end of service life figures for SPF. Generally, if SPF is pressure washed and sprayed with a top coat every 15 to 20 years this system will last decades. SPF shows little sign of deterioration or change in physical properties even after 30 years.

Condensation Concerns of Sprayed Polyurethane Foam Roofs
SPF provides a continuous air barrier preventing moisture through air leakage, minimizing dew point problems and condensation within the building envelope avoiding thermal bridging, resisting heat movement in all directions and providing reliable performance under varying conditions.

SPF roof systems can be applied directly over BUR, modified-bitumen, concrete, wood, asphalt shingles, clay tile, and metal.

Since it adds very little weight (about 8oz. per square foot at 1 inch thick) SPF is used as a recover system over existing roofs without the need for tear-off. This reduces the amount of construction debris in landfills. Also if no tear off is needed, exposing the interior of your building to the elements is eliminated.

Renewable System
Another major advantage in a Sprayed Polyurathane Foam roof system that does not exist with any other roofing system, is the SPF is a renewable system. While BUR and single-ply roofs must be removed and replaced after their usable lives, SPF roofs can be repaired and recoated to offer an indefinite life expectancy coupled with the energy savings and reduction of in house maintenance costs.

The SPF roofing system maintains a tremendous long term cost efficiency advantage over all other roofing systems.
